With its own quay, and with magnificent views over the River Fowey, Mixtow House provides superb holiday accommodation for up to eight people. It is a south-facing, Grade II listed house situated just half a mile upstream from Bodinnick on the Eastern bank of Fowey Harbour that has recently been refurbished to a very good standard. Providing an ideal base for a waterside holiday it is within easy reach of Lantic, Lanivet and Lansallos coves and Fowey is nearby by boat or ferry. Mixtow House provides an ideal vantage point for watching all the shipping and quayside activities of Fowey's small working port.

The house is of conventional layout with the bedrooms upstairs and the living rooms downstairs. There are three bedrooms. The generous master bedroom is at the front of the house and has two large sash windows overlooking the river, a vanity unit and a double bed. Also at the front with excellent river views is a bedroom with two single beds and a washbasin. The third bedroom is at the side of the house and has limited angular views of the river and a double bed. A bathroom with bath, separate shower, toilet and washbasin is also located on this floor. There is a further shower room with toilet and basin downstairs.

The large living room (31' x 13') faces the river and has two large sash windows with good views. At one end it has has a comfortable seating area, a television and DVD and at the other a spacious dining area. French windows open onto a veranda, with a sloping roof and wisteria-clad columns, which leads to a garden with a terrace. The terrace, above the quay and the river, is ideal for sitting out, eating and watching the passing ships, tugs and boats. An upper garden and lawn make attractive additional sitting areas.

Behind the main living room, is a sitting room, with its own television and double sofa-bed which can be used if required. A door leads from this room to a well equipped kitchen with electric cooker, dishwasher, microwave, fridge and freezer. A washing machine is also available at the property.

There is oil-fired central heating. The cost of heating and electricity are included in the rent. All bed linen is supplied. Wireless internet is available.

Ample space for three cars is provided by a garage and two adjacent parking spaces. Boat trailers can be stored on the quay. Visitors wishing to bring their own boat (maximum seventeen feet) or rent one can use the large quay and slipway. A frape is provided and there is an 18.5 metre concrete landing stage running out from the quay which allows access at almost all states of tide.
